During a hot summer your home may be at the risk for a series of potential home disasters from pests to storms and more. Routine home maintenance and addressing problems in a timely manner is the key to preventing hefty repair bills. Thankfully, an inspection lets you know what to look for!

Check the AC

Verify that the AC unit is in proper working condition and look out for subtle warning signs like rusting inside the unit. If any obstructions like trees, bushes, or plants are too close to the unit, they may ultimately damage the air conditioner. At the very least, your AC runs a higher risk of having dust and debris making it less efficient.

Summertime Inspection Checklist

Examine the Foundation

Inspect for foundation damage including but not limited to visible cracks on the outside and sagging floors and warped ceilings on the inside of the home respectively. Check the basement for cracks, warping, and other potential signs of a weakened foundation.

Inspect Decks and Fences

Make sure your boards are sturdy and in good condition. Replace any rotted boards and hammer down loose nails. Summer is filled with storms. Check that your deck is water-ready by pouring some water on it. If the water beads up, the deck should be good for the year. If the water disappears into the wood, you’ll need to reseal the deck to prevent any water damage. Sometimes it might also be worth it to replace your entire deck, which is a costly investment, but worth it in the end! Wooden decks are on their way out of popularity, with other more environmentally friendly and sturdy options out there!

Unclog Gutters

Remove any debris or leaves from your gutters to avoid water damage to your home. After it rains, check for any breaks or leaks in your downspouts or gutters. If your gutters are still full of fall debris, it could prove troublesome once storms hit. Clogged gutters don’t work and leave water pooling around your home and into your foundation. Don’t let a simple problem or task put your home in jeopardy.
